Industries / HOA & Multifamily

Residents love it. The board approves it.

One team, from proposal to punch list.

Who we serve.

We work with the people responsible for a community's shared spaces — boards, managers, and owners across the Southeast.

01

HOA Boards & Community Associations

Itemized proposals, clear timelines, and closeout records your association can hand to the next board.

02

Apartment & Multifamily Communities

Amenities that lease units and refreshes that keep residents renewing, installed around your tenants' schedule.

03

Property Management Companies

One certified crew across your whole portfolio, one point of contact, and paperwork your owners actually want to see.

04

Active-Adult & Master-Planned Communities

Fitness, shade, and gathering spaces built for how your community lives outdoors — installed to code and to spec.

Amenities are what residents renew for.

Finished playground and gathering space at a Southeast community

For a resident choosing between communities, the amenity area is the tour that closes the deal. A clean, current, safe playground or gathering space signals a community that's cared for — and it's one of the few upgrades that pays back in leasing velocity, resident retention, and property value at the same time.

Neglected or aging equipment does the opposite. It reads as deferred maintenance, invites liability questions, and quietly pushes families toward the community down the road. Getting recreation installation right isn't just an amenity line item — it's a retention strategy your board can see on the balance sheet.

What we install.

The full amenity scope for a community — from the equipment down to the ground it stands on.

How we work with property teams.

01

Walk the Site

We visit the community, assess the existing amenity area, and listen to what your board and residents want.

02

Board-Ready Proposal

An itemized, plain-English proposal with options and pricing your board can approve in one meeting.

03

Install

Certified crews mobilize on the committed date and work around your residents, with the area fenced and safe throughout.

04

Handoff

We stay until the punch list is clear, then deliver warranty documents, O&M manuals, and closeout photos.

Built for board approval.

Volunteer boards and property managers don't have time to chase a contractor. We're built to make approval — and everything after it — the easy part.

  • Licensed, bonded, and insured. A certificate of insurance is issued to your association or management company on request.
  • Board-ready proposals. Itemized and in plain English, so your board can compare options and approve in a single meeting.
  • Fast change orders. Written pricing back to your property manager within two business days — never a verbal surprise.
  • Certified, inspection-ready crews. Factory-trained crews and a CPSI on staff mean installs that pass the first time.
  • Complete closeout package. Warranty documentation, O&M manuals, and closeout photos delivered at handoff.
  • One point of contact. From proposal through punch list, you deal with one person — not a rotating cast of subs.

Questions from boards and property managers.

Do you work directly with HOA boards and property managers?

Yes. Most of our community work runs through a board or a property management company, and we're set up for both — itemized proposals your board can vote on, and portfolio-friendly scheduling and paperwork for management companies.

Can you refresh our amenity area without shutting the whole community down?

In most cases, yes. We stage and fence the work area so the rest of the community stays open, and we schedule around your residents and peak-use hours wherever the site allows.

Do you handle the safety surfacing too?

Yes. Poured-in-place, tile, and engineered wood fiber — installed to meet current fall-height and accessibility standards so your amenity area passes inspection.

What does the approval process look like?

We walk the site, then send an itemized proposal your board can compare and approve in one meeting. Once it's approved, any change orders come back with pricing within two business days.

Will you install equipment we've already purchased?

Yes. We're an open-source installer. Whatever manufacturer your community specced, our crews install it to that manufacturer's standard.

What do we get for our records at the end?

A complete closeout package: warranty documentation, O&M manuals, and closeout photos — so your association or management company has everything on file for future boards and inspections.

Ready to bring your board a plan they'll approve?

Send us your community and what you're picturing. We'll walk the site and come back with an itemized, board-ready proposal — typically within two business days.
